Barcelona is one of the world's most active Airbnb markets. Listing a property here and achieving consistent five-star ratings requires meeting a standard that many first-time hosts underestimate. This guide covers the preparation phase — what needs to be done before your first guest arrives, and what the initial deep clean and setup should include.
Start With a Professional Deep Clean
Before your first Airbnb guest, a thorough professional deep clean is non-negotiable. Not because the apartment is necessarily dirty — but because the standard required for a short-term rental is higher than for a private home, and because Barcelona's hard water means bathroom fixtures that look clean to a resident look noticeably calcified to a guest seeing them for the first time.
The deep clean should cover everything in the move-out checklist: oven, extractor fan, inside cupboards, full bathroom descaling, balcony, windows, and all surfaces. This is the baseline from which you maintain the apartment.
Bedroom Setup
Linen quality. Guests compare your linen to hotels. White linen feels cleaner, photographs better, and bleaches more effectively when stained. Invest in at least two sets per bed — one in use, one in the wash.
Bed making standard. Hospital corners or envelope fold. Pillows stacked. The bed is the dominant feature of a bedroom photograph and the first thing guests see when they enter.
Storage for guests. Clear at least half of any wardrobe or storage space. Guests staying more than two nights unpack — and a wardrobe stuffed with the host's belongings is a frequent complaint.
Blackout. Barcelona's summer nights are light until 10pm and the city is noisy. Blackout blinds or shutters significantly improve guest sleep quality and reduce complaints.
Bathroom Setup
Towels. White, hotel-style, folded. At minimum: one bath towel and one hand towel per guest.
Toiletries. At minimum: soap, shampoo, and toilet paper (sufficient for the stay). These are expected by guests and their absence generates specific negative review comments.
Shower squeegee. Provide one and include wiping the shower screen in your checkout clean routine. Barcelona's hard water will fog a clean shower screen within two or three stays without it.
Toilet brush. Present and clean.
Kitchen Setup
Functioning essentials. Guests expect: hob, oven, microwave, kettle, basic pots and pans, plates, glasses, cutlery, and a sharp knife. Missing items are specifically mentioned in reviews.
Coffee provision. Barcelona has an intense coffee culture. A Moka pot, Nespresso machine, or similar is strongly recommended.
Cleaning products for guests. Washing-up liquid, sponge, rubbish bags, and a basic multi-surface spray. These cost almost nothing and eliminate a common guest complaint.
Living Area
Clear and minimal. Remove personal items, family photographs, and decorative clutter. Clean surfaces photograph better and feel less intrusive to guests.
Good lighting. Barcelona apartments can be dark. Ensure all light fittings have working, warm-toned bulbs. Add a floor lamp if the main ceiling light is insufficient.
Clear WiFi instructions. Visible, in English. This is the most common first question from guests.
The Welcome Information
A simple welcome document (printed or digital) covering:
- WiFi password
- How heating/cooling works
- Rubbish separation and collection days
- Nearest supermarket and pharmacy
- Check-out time and instructions
- Emergency contact number
This document alone eliminates the most common messages hosts receive.
Preparing for Barcelona-Specific Guest Behaviour
Beach guests bring sand. Provide a bag for wet swimwear and a mat at the entrance. This significantly reduces the sand tracked through the apartment.
High summer heat. Ensure the air conditioning works reliably and that instructions are clear. Air conditioning failure in a Barcelona summer is a guaranteed one-star review.
Noise. Barcelona is loud at night, particularly in El Born, Barceloneta, Gràcia, and Sant Antoni. Provide earplugs and mention in your listing that the neighborhood is lively.
